The following are the current notices for Lincoln Spencer Apartments residents:

 
 

COVID-19 Resident Advisory (March 21, 2020)

In response to the “stay-at-home” order issued by Governor Cuomo, the following revisions have been made to the Lincoln Spencer Covid-19 Resident Advisory. Your attention is directed to the following policies which have been updated and went into effect at 8 PM Sunday evening, March 22, 2020. All other matters in the initial advisory remain in effect as stated.

Moving In or Out

No new move in or move out requests will be processed. If an application to reside in the building has been approved, and the new resident wishes to take up occupancy by bringing only small, personal items to the apartment, they will be allowed to do so. All other moves are suspended. Please contact the Front Desk for guidance.

Unaccompanied Guests and Other Visitors

The policy which allows occupancy of apartments by non-residents while the resident is away is suspended. No Unaccompanied Guest requests will be approved.

The resident must be in the apartment in order for any visitor to be allowed entry. The front desk will contact the resident before allowing access.

Visits by family or friends must be limited to those who must look in on or care for the resident. Social gatherings are prohibited and entry by more than two (2) non-residents to any unit will not be allowed except in emergencies.

Sales & Sublets

All Open Houses by Appointment and on-site showings are suspended. Virtual showings and all available technologies should be utilized, as advised by the Real Estate Board of New York.

Realtors who need to take photos or dimensions in order to prepare virtual listings should do so prior to Sunday at 8 PM. Arrangements can be made at the Front Desk.

If your unit is on the market either for sale or rental, please contact your realtor and advise them of the policy to avoid any confusion.

Childcare Staff/Housekeepers/ Dog Walkers/Other Helpers

To the extent that the stay-at-home order allows personnel such as child and elder care workers or other health care personnel to leave home, we will allow access to our residents as needed. We request that alternative arrangements be made wherever possible to limit the number of outside individuals accessing the building and our residents. Non-essential personal assistants, housekeepers and dog-walkers currently registered on Building Link will be permitted only if alternative arrangements are not available. Please update your Building Link profile or notify the Front Desk accordingly.

Renovations/Alterations

All apartment alterations, including those in progress, are suspended until further notice.

Staffing & Volunteers

The building staff at Lincoln Spencer is considered “essential employees” and we hope to continue to deliver services as best we can. In the event that our staffing cannot continue at the current level, we ask those residents who are willing and able to assist us, to please leave your contact information at the front desk. Help could include monitoring the front desk, delivering items to those who cannot come to the lobby or other tasks. Either Property Manager Scott Soifer or our Superintendent Willie Garcia will contact you about how you can help.

Once again, If you have recently visited a country that is experiencing the pandemic, or if you believe you have been in contact with someone who may have been affected, we urge you to seek appropriate care and to practice social distancing, including avoiding interacting with other residents and staff. If you need assistance in obtaining items from the front desk, the staff is ready to help.

COVID-19 Resident Advisory (March 19, 2020)

The Board of Directors and team at Greenthal have been in close communication regarding the steps that are needed to address the Covid 19 pandemic and the significant risk posed to our residents and staff. After many hours of conference calling and deliberation, and in light of the rapidly evolving conditions presented by the spread of the coronavirus, we are taking actions effective immediately with the hope of reducing the potential spread of this disease. As we enact these policies, many of which have been adopted in residential properties throughout the city, we will continue to monitor advisories from the city, state and federal governments, and these policies will be modified as appropriate.

The goal today is to try to prevent the spread of the virus now, as best we can. That requires certain immediate changes to limit the exposure of our residents and staff to the virus. These policies will call upon each of us to be inconvenienced to a certain degree. Hopefully, these policies can be restored to normal as soon as possible.

For a period of four (4) weeks, beginning Saturday, March 21, 2020, the following policies will be in effect:

Grocery/Food deliveries

Third-party delivery personnel will no longer be permitted to bring grocery or food deliveries upstairs to a residential unit. All grocery and food deliveries must be dropped off at the front desk and will need to be picked up by the resident. If a resident is disabled or ill, or self- quarantined, that resident should contact the front desk and request staff assistance, which will be provided.

Packages

The handling of packages arriving at the building (such as dry cleaning, FedEx, UPS, and Amazon) will continue as currently conducted. Most carriers are waiving the signature requirements for packages. Residents will receive a notice via Building Link that a delivery has been made and can come to the lobby to retrieve.

Furnishings or other large/oversized items that would require entry by delivery personnel are suspended.

Moving In or Out

No new move in or move out requests will be processed, however persons whose applications to reside in the building have been approved should contact building management to make proper arrangements. These will be allowed as necessary.

Amenities/Common Areas

The main lobby, mailroom and laundry room will remain open. We ask that residents remain vigilant and remember to wash/sanitize their hands frequently when using any facilities where they are touching surfaces used by others. This includes elevators and refuse/recycling room doors and bins.

Childcare Staff/Housekeepers/ Dog Walkers/Other Helpers

We kindly request that all residents inform any hired personnel ( e.g. childcare, elder care staff, nannies, etc.) not to wait or congregate in the lobby for any reason. We want to limit crowds and adhere to the “social distancing” measures being advised. The front entry and all lobby areas should not be used as a place to congregate for any reason.

While we understand that some residents continue to need the assistance of such personnel, we request that alternative arrangements be made wherever possible to limit the number of outside individuals accessing the building and our residents. Dog walkers, personal assistants, housekeepers currently registered on Building Link will be permitted to proceed and assist as necessary.

Renovations/Alterations

Apartment alterations that are ongoing may continue. Building management has a record of those approved projects which are underway. A moratorium on commencement of new projects will be in effect for four (4) weeks.

Pest Control/Extermination Regular Service

The building’s routine exterminator service is temporarily suspended. The exterminator will only be available on an emergency basis. We encourage residents to rely on commercially available products during this time to keep apartments pest free. Be sure to block any openings near pipes, under sinks, etc. Regularly scheduled extermination service will resume as soon as possible.

Staff Protocols

All building staff members have been advised and directed that they should not enter the homes of residents unless there is an immediate health/safety issue or an emergency condition (i.e. fire, flood) within a unit that requires immediate attention.

We urge both staff and residents alike to be mindful of each other’s personal space and to practice social distancing.

Staff will continue the protocols already in place regarding the regular and frequent cleaning of all desk areas at the front desk, as well as frequent handwashing and hand sanitizing with alcohol-based hand sanitizer. Staff will continue to wipe down the lobby door handles, elevator buttons, mailboxes, railings, etc. frequently throughout the day.

Self-Confinement

If you have recently visited a country that is experiencing the pandemic, or if you believe you have been in contact with someone who may have been affected, we urge you to seek appropriate care and to practice social distancing, including avoiding interacting with other residents and staff. If you need assistance in obtaining items from the front desk, the staff is ready to help.

The Board is hoping that residents can come together to help their neighbors who may need assistance. There are surely members of our community who for a variety of reasons may need extra help during this crisis. Elderly persons and those with compromised health may need to self-quarantine – not because they have been exposed to the coronavirus – but to avoid contact with others who might spread the virus to them.

If you are willing and able to help a neighbor, or even our staff, with certain day-to-day operations should that become necessary, please leave your name at the front desk. Either Scott Soifer, our Property Manager or Willie Garcia, our Superintendent will be in contact with you about how you can help.
